  • Home Is Possible for Heroes — enhanced help for active military, veterans, and their families.
  • Home Is Possible for Teachers — designed for licensed K–12 educators.
  • 2. Home At Last — through Nevada Rural Housing

    Don't let the name fool you — Home At Last is available to buyers in Clark County (Las Vegas and Henderson), not just rural areas.

  • What you get: Down payment and closing-cost assistance, offered as a grant or a forgivable second, generally as a percentage of the loan amount.
  • Works with FHA, VA, USDA, and conventional loans.
  • Also offers a Mortgage Credit Certificate (MCC) on some programs — a federal tax credit that puts money back in your pocket every year you own the home.
  • 3. FHA loans — 3.5% down

    Not "assistance" in itself, but the workhorse for buyers with limited savings:

  • As little as 3.5% down with a credit score of 580 or higher.
  • Flexible on credit — a great option if your score isn't perfect yet.

  • 5. USDA loans — 0% down in eligible areas
